he main manor house consists of eleven units. Each unit is decorated in a unique style and is priced according to size, views and amenities. Most of our units are large two-room suites. All rates include a full two-course gourmet breakfast as well as an afternoon snack with complementary beverages.

Three Hills Inn offers all guests a Smoke-Free Environment. Smoking is permitted outside away from windows. Check in is from 3:00 – 7:00 pm. Check out is at 12:00 pm. If times other than this are needed, please call ahead so we can make arrangements.

Room Rates 2007-2008*

Family or Group units:

Garden Cottage: $229 for up to four persons.
This two-bedroom cottage located behind the main manor house. This cottage was originally the writing cottage for Mary Johnston. One bedroom has a king size bed with an adjoining bathroom with a tiled shower.
The second bedroom has two twin beds. A bathroom with a Jacuzzi tub is down the hall. The cottage has a small kitchen, suitable for cooking light meals, and a living room with a deck that overlooks the formal boxwood gardens.

Elm: $269 for up to four persons.
This two-bedroom unit located on the second floor with excellent views of the Warm Springs Gap. The living room has comfortable leather furniture and a wood-burning fireplace. The large kitchen is fully equipped. One bedroom has two twin beds and the second bedroom has a king-size bed. Both bedrooms share a bath. The bathtub has a body massage shower with three jets.

Suites:

Birch: $269 for up to two persons.
This unit is our honeymoon suite. The two-room unit is huge with expansive views of the Warm Springs Gap. Off of the bedroom there is a private deck to enjoy the serenity and breathtaking views from the front of the inn. The bedroom has a king size bed. The living room has a wood-burning fireplace and the sofa can be converted into a full size bed if needed. The bathroom has a five foot shower with a body massage shower with six units and a rain shower on the opposite side.

Walnut: $189 for up to two persons.
This unit is located on the first floor of the inn. This expansive bedroom has great views of the Warm Springs Gap. The room has a king-size bed and two loveseats that can double as twin sleepers as needed. The bathroom has a Jacuzzi with an adjoining glass shower unit.

Dogwood: $179 for up to two persons.
This unit is located on the second floor of the inn. The bedroom has a king-size bed.
The separate oversized living room overlooks the boxwood gardens and has mountain views.

Willow: $179 for up to two persons.
This unit is located on the second floor of the inn. The unit has views of the gap and the boxwood gardens in the back of the inn from the bedroom. The bedroom has a king-size bed.

Junior Suites

Boxwood: $149 for up to two persons.
This unit is located on the first floor of the inn. It features a king-size bed. The room has views of both the boxwood gardens and the gap.

Hickory: $149 for up to two persons.
This unit is located on the first floor of the inn. The room has limited mountain views. It features a king-size bed, powder room along with a Jacuzzi tub in the bathroom.

Chestnut: $129 for up to two persons.
This unit is located on the first floor of the inn. The room has limited mountain views. It features a queen-size bed. The bathroom has a walk-in tiled shower.
